Legal Description: A tract of land located in the Northwest corner of Lot Seven (7) (being the NWΌ SWΌ) of Section Six (6), Township Thirty (30), Range Eleven (11) East of the Sixth Principal Meridian, described as follows: Commencing at the Northwest corner of said Lot 7, thence South 517½ feet; thence East 842 feet; thence North 517½ feet; thence West 842 feet to the place of beginning, excepting therefrom land conveyed to the State of Kansas, by Highway deed recorded in Book 59 of Deeds at page 527 of the records of the Office of the Register of Deeds of Elk County, Kansas.

Taxes: The 2009 taxes ($413.06) and all prior years will be paid by the seller. The 2010 taxes will be prorated to the date of closing based on the 2009 taxes or actual taxes, if known.

Terms Of Sale: A $5,000.00 non-refundable down payment, to be applied to the purchase price, will be required at the close of the sale with the signing of the purchase agreement.
